Escape to our charming countryside retreat nestled along the tranquil banks of the River Exe. Our picturesque home offers a perfect blend of modern comforts and natural beauty. As you step into the open entrance, you're welcomed by a sense of warmth. The heart of the home, our large kitchen boasts country and modern charm with ample counter space for preparing delicious meals.  Adjacent to the kitchen, the inviting living room provides a cozy sanctuary for relaxation, complete with cozy seating and scenic views of the surrounding countryside. The adjacent dining room offers the perfect setting to enjoy meals together, gatherings and celebrations. For entertainment, head to the games room, where hours of fun await with a variety of activities to suit all ages.  Retreat to one of our six beautifully appointed bedrooms, each offering serene views of the countryside. With four en-suite bathrooms and an additional private bathroom, there's plenty of space and privacy for everyone. Our large bedroom suite even comprises its own fully equipped kitchenette and en-suite as a self contained apartment area Step outside to discover our expansive orchard, where outdoor games and leisurely strolls await amidst the beautiful Exe valley. As the sun sets, gather around the fire pit area for cozy evenings under the stars, sharing stories and making memories. Parking is a breeze with space for up to 10 cars, ensuring convenience for all guests. Whether you're exploring Exmoor, relaxation in the countryside, or simply an escape from the everyday, our home offers the perfect setting for your next getaway.

We had a weekend here as a large family group of 12 to celebrate a 50th and 80th birthday. The house was a good venue, with enough bedrooms and bathrooms and space in the kitchen and downstairs to accommodate everyone. The house itself is very old, and the decor is quite tired. It was previously a hotel and tea rooms and is currently for sale, so could do with a bit of TLC and upgrading, especially the showers! The games room was enjoyed by some of our party and overall, it was good value and suited our needs. The road outside is quite noisy, and cars go very fast along it, so it's not as peaceful as we expected. The kitchen is well equipped, but actually has too much in it, meaning it was hard to find everything and unfortunately two very important implements were missing, a corkscrew and a tin opened!

it was a gorgeous house, really well equipped had everything we needed. we just struggled with heating and were a little cold and it is a very very busy road outside. Although still quiet and not noisy over night. The hosts were responsive and flexible. Overall agreed stay and I would reccomend for a big group.

What isn’t clear from the photo or description is that the house stands on a roadside and parking is on the opposite side of the road. The size of the cottage was good and number of rooms downstairs good but one bedroom was troubled by a constant extractor fan, another had a lot of black mould around the window. We stayed over on one of the coldest nights and had to get up in the night to keep the heating on - we had very young children with us. Our second night was one of the wettest and we woke to a serious leak in the laundry and Room 2’s en suite was dripping water from the light fitting. Bedroom 3 had a strong small of damp from start to finish. The rugs in the living room were useful but we weren’t sure when they had last been cleaned. The dishwasher was very hard to figure out, being the commercial type and we had to fall back on human dishwashers! On our first morning we woke to find that a mouse had enjoyed one of our bananas. A memorable stay but not for the right reasons.

The accommodation and location are very nice. Well equipt with plenty of parking. It is on a busy road so care is needed with children and pets. Sleeps 11 well with fold out camping beds for an additional 2 people. We had a lovely stay.

Cosy home in a very beautiful location which fitted 13 people comfortably (although last 2 x Z-beds are better for kids). Amazing and very well equipped kitchen with a huge dining room table that seated 13 adults easily. Our weather wasn't great but we managed a 4km (8km return) walk to Bampton. Plenty to do, both in the house and in the surrounding area. Ideal for a large group who enjoy cooking, eating and spending time together - even better if you could get out and explore the area in drier weather!

Beautiful home! Perfect for the group we went with! We had a murder mystery in the dining space and the bar really added to the feel! Comfy and cosy, would love to stay again!

The dishwasher was the only thing I would change, but the host was made aware and also offered to fix it while we were there as it smelled horrific - I imagine has been rectified since!

What a fabulous property! 3 families of 4 and granny all accommodated comfortably and easily. We had a wonderful weekend playing in the house and gardens, explored Knightshayes and the great western canal. Amazing space and perfect for families getting together. 6 children from 2 to 11 all found toys and games to interest them - and so did the adults. Fantastic fully equipped kitchen with everything you can think of. cozy but roomy living room big separate dining room where we squeezed 13 around the table and served our wine from the bar. 4 ensuites plus family bathroom and 2 downstairs loos. comfy beds, roomy bedrooms exciting tired back garden fir children to explore large garden at the front across the road next to car park. fast but not particularly busy road between carpark and front garden. we had the best weekend in this fantastic,cozy, warm, fun home that had everything we needed for a fun family weekend.

This is a lovely place to stay, well located in the foothills of Exmoor. There is plenty of space for a group of 13 to enjoy time together, a spacious and well equipped kitchen and plenty to occupy kids. It’s worth mentioning the final two beds are lightweight z beds, and not ideal for adults, but they do make sleeping arrangements very flexible.

The Barkhouse is beautiful., each room is unique, clean and tidy. lots of quirky extras like the bar, garden patio areas, bbq and fire pit. Kids loved the games room with the pool table and darts. Great house for large family gathering.

Really lovely place, the photos don’t do it justice. We had horrible weather so spent a lot of time in the house and it was very nice. Good size bedrooms and very well equipped. The gardens are very nice and well kept. Very surprised this place isn’t more popular. Hosts were great!
