Lovely cottage, quiet location
I was asked by the owner of this property not to leave a review. I feel I must to prevent anyone ELSE having a similar experience. Unfortunately, transparency & honesty is not their forte. When booking, I had a conversation with the owner to let them know I was escaping building work at home, as my dog was fearful of this kind of noise. Imagine my surprise to arrive & be faced with much the same! Yes, the building work in the garden described in other reviews for the past 18 months is still very much active! This meant zero use of a SHARED garden with the owner (not your own personal space as advertised) so my dog was unable to go to the toilet, if needs be. Instead, I had to walk him through the working building site in 26 degree heat, every time he needed a piddle. Worse still - pet friendly? There are so many reed diffusers dotted about this property which are toxic to animals!! I put them all in the toilet and then noticed the distinct musty smell. REFUNDED AND LEFT IN 24 HOURS
The coach house is beautiful and only a 10 minute walk from St Annes-on-the-Sea Helen and Alex are both lovely and very friendly and made sure we had everything we needed. There was a beautiful little gift hamper left for us also tea,coffee,sugar and milk. Feel like we have never slept has good (even though beds a little squeaky) Feel very relaxed 😌
The bathroom could be a little bigger by making the shower smaller, you had to step in the shower to open the bathroom door other wise you would fall off the little step, also the shower could be more powerful. The main problem for us was the fact that they was having work done on the shared garden,even though Helen text me the days that work was going to be done it ment that we couldn't sit out and enjoy the sunshine we felt like we had to go out everyday. Helen was very apologetic and bought us a lovely bottle of possecco to say sorry. When the garden is finished it will be beautiful for others to enjoy 😀
The place was very homely. Helen, the host was fab, couldn't do enough for you. There was a lovely welcome basket, which was much appreciated. Only ten minutes walk and you were in the town centre, promenade was 5 minutes away. We walked into Blackpool one day, took approximately 1hr and a half along the beach, £5 in an Uber back. Would highly recommend.

Lovely cosy cottage in between st. Anne’s and lytham. A nice base to walk to the beach front and explore both these areas!. The Hosts were so friendly and Provided great communication throughout our stay. The cottage was so quirky with lovely decor which made it very home from home! The welcome basket was a nice gesture and the welcome booklet provided all the information needed for our stay! We enjoyed a lovely meal at Anatolia’s Turkish restaurant which we went to during our stay and would recommend the view fish and chips restaurant in Lytham! Both had great views of the beach whilst enjoying a nice family meal!

Homely, spacious, warm, well lit and decorated, cozy furniture, welcome package and guide booklet, kept checking up on us with texts, was in a nice area not far from beach or bars and restaurants, felt comfortable staying there, layout was nice too.
Found it difficult to sleep well with the bed sqeeking easily but that was it.

Whilst the cottage was extremely clean and had everything you require e.g. cutlery, plates etc. Also lovely welcoming pack! However, there were issues need resolving: 1. The heating was on all weekend (controlled by owner), the cottage never felt really hot. It was not freezing but for the time of year it could have either needed turning up and additional heating provided. 2. There are a couple of steps leading to the bedroom where the supports seem to be broken so felt like your feet were going to go through them - was a little dangerous. 3. The lean-to either needs knocking down or complete overall as you could see the gaps in the outer door of the lean to which probably contributed to the cottage being chilly. 4. The garden was a little like a building site, be lovely once completed and the gate etc fixed. 5. The attic bedroom felt cold and in the morning the condensation from the windows was actually running down the walls and requires black out blinds.
Our 1st time in an AirB&B. We have a small dog and the Coach House has a secured garden and fence. The Coach House has a lot of quirky features which we liked. Enjoyed the welcome pack especially the Gin & Tonics. Just 1 item missing in kitchen which was a hand towel we used tea towel to dry our hands. Helen was very welcoming we will visit again.

Toilet on ground floor none upstairs, shower room abit small and abit dangerous had to put towel outside shower room on the tiles so didn't slip. Garden looks like a building site and having to ask the Big House if we can have the heating on as it was abit cold in the morning and we had to dry wet clothes as we got caught in the rain, only to be answered back with a Explanation mark at the end of the reply !

Great place to stay for being in the area of St Annes & Lytham. Everything you need is thought of. Definitely stay there again. We were a couple with a dog.
Beautiful little cottage 10 minute walk to promenade and shops, bars etc. Beach is just a few minutes walk away too. Cosy Cottage had everything you would need, a real home from home. The welcome basket was a lovely touch 😊

We loved the apartment, very cosy. Well equipped and very clean, bedding and towels were good quality. We also had a lovely welcome basket waiting on arrival. Will definitely be booking up again. Garden area was enclosed for our little dog.
Very relaxing, High end detached accommodation with own front door. Coach with Conservatory. Very close to Promenade. Host went the extra mile. Welcoming box a lovely touch and nothing was too much trouble. Great communication and excellent facilities. Will be back.

The Coach house is a fantastic property, it sits at the back of the owners home, but you have your own gated, secure entrance. It’s a spacious home, large bedroom upstairs and living, dining kitchen area downstairs with separate loo and shower area. This home had everything we needed, it was well looked after and had high quality fixtures and fittings. On a quiet street but easy access to all facilities. We enjoyed the closeness to the beach.

Tiny tiny bathroom where door hit the sink. A sliding door or curtain would give much more room. Floor in shower room gets very wet.Toilet holder on wall broken. Needs replacing A wall clock in lounge would be very useful. Maybe wall Tv in bedroom

Lovely little holiday let in a peaceful location. Very dog friendly, great area outside for the dog to have a sniff. Good communication with owner and nice touch with the welcome hamper.

garden was in real state of disrepair as owners are doing work, which I’m sure will be excellent once complete if compared to the internals of the cottage and can only add to an already lovely facility. Toilet was blocked for the first day but owners reacted well to repair and even gave us a bottle of wine and a card to apologise, which was a nice personal touch.

I really loved the quirky style of this cottage, it was very clean with a very comfy bed and sofa with plenty of blankets to get cosy in the chillier evenings. Entry to the property was simple, a key is provided in a key safe outside - the owners pass you the number just before arrival. The welcome pack was a lovely touch, with a few necessities thrown in too (milk and water in fridge, tea and coffee there which I was very grateful for!). Great location - a distance from the centre if you're not great with walking, but I personally didn't find this a problem - I enjoyed being in a quieter area and it took me around 15 minutes to walk there. Was able to relax watching Netflix on my first night, there was no problem with the internet at all and there are many channels on the TV. The gorgeous airy bedroom (I really loved this room) allowed me a decent nights sleep - along with the sea air and the quiet area I certainly chose the perfect place to stay for my visit.
There were only a couple of things I felt needed addressing - the toilet and shower, both of which were really small and the door to the shower room needed closing before using the hand basin (the shower could ideally do with a boost of power too), but all in all these things did not bother me much, and certainly didn't make my stay any less pleasurable, I'm only mentioning them as constructive feedback, it would not put me off staying again.
Perfect for me. My Mum lives in St Annes and this place was close to he and close to all amenities (shops and the beach). Lovely and quiet. Recommended

Wasn’t as clean as we would like. A few issues with maintenance - but nothing problematic.
Alex and Helen's place is very cosy and well-stocked. A friendly welcoming basket with some coffee pods, some instant porridge, milk in the fridge and other drinks welcomed us. They were also so kind to let our puppy stay, and he loved it. The area is tranquil, allowing for sound sleep. If you are used to sleeping with blackout curtains, a sleeping mask is needed as the sleeping areas have blinds. We had some issues with the Wi-Fi as it had a low signal even when restarted, so we could not fully benefit from Netflix/Amazon; however, Helen was always very responsive. When finished, the garden area in front of the house will look lovely. The weather and chilly temperatures didn’t allow us to use it, so we didn’t mind the works on the site. Thanks for having us.

An absolutely gorgeous property with its own entrance. Spacious lounge and bedroom with a bonus garden room. High quality furnishings, throws and toiletries. Very welcoming (and unexpected) welcome pack. Ruby loved the dog treats provided! Spotlessly clean and smelt devine. The location was perfect for us being on a quiet road but only a ten to fifteen minute walk to the beach and amenities. Helen and Alex were the perfect hosts and really lovely people - polite, friendly and communicative. It felt like a privilege to stay at the Coach House and I won't stay anywhere else when we return to St. Annes!

We had a great stay at the coachhouse in St Anne’s and it was a fab location for what we had planned to do. The house was absolutely beautiful and there was a lovely little welcome hamper for us to help ourselves too. We had a slight problem with the TV when we arrived but Helen & Alex were soon over to fix it 😁. Would definitely recommend staying here.
Great little gem. Good location for both St Anne’s and Lytham. The place was very spacious and had lots of lovely touches. We would recommend and we plan to use both the accommodation and the host again.

Excellent accommodation, clean, comfortable and an added bonus on arrival with a gift basket containing tea coffee, sugar, drinks, biscuits and cereal, a nice little touch!! It is in a great location, not far from the beach & fairhaven lake. We will hopefully return next year
We had a wonderful stay at The Coach House, perfect location peaceful and quite. Easy check in and very good hosts who communicated really well. The property was lovely and clean with a little basket of goodies left out in the kitchen for us that included cereal, biscuits and some G&Ts which we loved! The furnishings were really well thought of and it really did feel like it was home from home. We took our two dogs who were well behaved and really enjoyed the trip. Will definitely look to return thank you Helen and Alex for a wonderful stay!

Enjoyed two nights in this cosy and comfortable accommodation. Nice, private location in a very quiet residential area. Cottage decorated to high standards with everything to hand. Milk, bottled water snacks and cereals provided. Just a ten minute walk into Lytham’s pubs, restaurants and the promenade. We were looking for a place we could take our small pet dog to and this was perfect for with a small courtyard area to the front for him to explore. Will be booking again and would highly recommend.

A bigger fridge would be a bonus, and somewhere to keep my ice! Perhaps a small table and chairs, the lean to was a little chilly in February so nowhere apart from your knee to eat.

Good location. Brilliant for our dogs close to beach. Close to local amenities. Tea and coffee provided. Homely feel and private. Clean and tidy.
Only downside was plug in shower was blocked, water wasn’t going down. Cleared big clump of hair that was blocking the plug myself. Could do with toilet brush. Could do with jar for sugar/s. Was cold at times but quick text to host and heating was switched on.

Lack of downstairs ventilation, dining area far too hot to use when in the sun, tatty “conservatory” (no opening windows, flaking paint, gaps in the framework), disappointing outside area (bare earth with stepping stones), lack of kitchen equipment (eg. No baking tray for oven) and very small fridge.

Large comfortable lounge and bedroom, nicely decorated. Good location for walking into St Anne’s and Lytham. Hosts easy to contact via text if there was a problem and very considerate builders who were working in the shared garden and keen to give us as much privacy as possible.
Yes the fridge is small so nowhere to store drinks, but plenty of shops nearby. Garden is shared with main house so we didn’t feel comfortable letting our dog run free.

quiet location
the fridge was too small as reported by previous guests but ignored (TABLE SIZE ) INADEQUATE needed to shop repeateadly. The lean to greenhouse type eating area was not secure 1/2 inch gap where sliding door did not shut properly. The door from it to the property did not shut too therefore very poor security. This meant we felt vulnerable at night . The property was not cleaned when we arrived or bedding changed this was rectified promptly .However it was not vacuumed there was various bits on the carpert and dog hairs on the chair . We were left 2 coffee pods and 3/4 of a toilet roll,. However we still enjoyed our stay and the improvements would result in a nice place. Plus i expected the option to park on site not in the side alley outside a gate .However the area seemed quiet so i parked in the main street Queens Road.

The place was very clean. Situation of the property was ideal and parking no issue.
We chose self catering due to Corona Virus and bought supplies to do so. When we got there the 'refrigerator' was inadequate. Managed to fit in bottle of milk, tub of butter. No room for the salad and pizzas. With such warm weather no ice compartment. Bought a bag of ice to put in what we thought was an ice compartment and it had all but melted next day. An iron was supplied but no ironing board. Had to use towel on floor. There was 1 rubbish bin (only 1 bag supplied) but bin so small it was full once we'd put dogs empty food tin in there. Garden not really dog friendly as there was building work being carried out (dog picked up a plastic clip of some sort) Blinds in lean to, where we had to eat, were mouldy. As much as it had a lovely new double locking door, the door into lean-to from lounge, then door into yard we're unable to be locked. There was no baking tray for oven so unable to cook chips. There was no grill pan to grill bacon etc for breakfast.

beautifully presented and well thought out -the outer door actually opens on to your own private courtyard which is a huge bonus - 10 mins walk to the beach and the dog was so impressed , when we got home he took one look at his house and bolted back into the car !!
